SETTLEMENT

COMING SOON

143 lots across Stages C, 2, 3 and 4 at Lancelin South are expected to settle on 3 November 2026. Here’s what to prepare and what comes next.

Stages C, 2, 3 and 4 head to settlement on November 3rd, 2026.

Next week is one of the biggest moments in Lancelin South’s story so far. Settlement has been called for Stages C, 2, 3 and 4 – with 143 lots expected to change hands on Tuesday, 3rd November 2026.

For people who bought into these stages when they were released in 2024, it’s the day a contract becomes a title. For everyone else watching Lancelin South grow, it’s a sign the estate is moving from plans to a place people own.

AT A GLANCE

  • Stages settling: C, 2, 3 and 4
  • Lots settling: 143
  • Expected settlement date: Tuesday, 3rd November 2026

FROM RELEASE TO TITLE

Land can only settle once it’s titled, and titles have now been issued for stages C, 2, 3 & 4. This transition marks a key milestone in the development process, transforming an upcoming land release into ready-to-build lots for new owners.

During the period between initial release and titling, essential civil infrastructure such as roads, drainage, and utilities are constructed and inspected to meet local government standards. Once all regulatory approvals and quality checks are finalised, titles are issued, legally establishing each lot and allowing buyers to settle on their land, secure their final finance, and commence building.

What settlement is

Settlement is the moment ownership officially changes hands. In WA, a land purchase is set out in an Offer and Acceptance contract, which records the price, the deposit and the conditions of sale. Between signing and settlement, the buyer’s settlement agent (sometimes called a conveyancer) handles the legal side: the transfer documents, the lender and the transfer duty.

The day itself is surprisingly quiet. Most WA settlements now happen electronically through PEXA. The money moves between the banks, the balance and any transfer duty are paid, and the transfer is registered with Landgate, WA’s land registry. The council, the water provider and RevenueWA are told about the new owner. There’s no ceremony or handshake at a counter, just a title with a new name on it.

What comes next

For the 143 new owners, settlement is the starting line, not the finish. With the land in their hands, the next chapter is building a home. Landowners in every stage can choose a WestQuay house-only build from $430,000, and you’ll find the details on our House & Land page.

As homes start to go up, these stages will begin to look and feel like a neighbourhood.

The bigger picture

Eleven stages have been released at Lancelin South so far, and ten have sold out. The approved structure plan provides for 7,000 dwellings across 662 hectares. Settling 143 lots in one go is a real step towards that vision, and towards the coastal community the estate is planned to become.
