110 LOTS
SETTLED
On 3 November 2026, 110 lots across Stages C, 2, 3 and 4 at Lancelin South settled in just under 24 hours. Here’s what it means for the estate.
On Tuesday, November 3rd 2026, Lancelin South reached a milestone that had been more than two years in the making. Settlement went ahead across Stages C, 2, 3 and 4, and 110 lots passed to their new owners in under 24 hours.
For the buyers, it was the day a signed contract became a registered title. For the estate, it was the moment four stages stopped being lines on a masterplan and became land owned by the people who will build here.
Before the handover
Before land across the four stages could change hands, all essential groundwork had to be finished. Crews constructed the roads and connected key utilities to every lot. Following strict inspections by local authorities, the Shire and the Western Australian Planning Commission granted final approvals, allowing Landgate to issue individual titles.
For buyers, the news got even better. Valuations on the settled lots have been coming back 50% above their original purchase prices, on average. This substantial capital growth reflects strong market confidence, high demand for well-planned communities, and the inherent value of buying into a masterplanned project by a reliable developer.
One day, 140 transfers
Settling this many lots in a single day takes coordination between buyers, settlement agents, lenders and the developer’s team. Almost all of it now happens online. Through PEXA, WA’s electronic settlement platform, funds move between the banks, transfer duty is paid, and each transfer is lodged with Landgate, the state’s land registry. There’s no queue at a counter, just a steady stream of titles updating with new names.
Completing 110 of those transfers in under 24 hours is a testament to the meticulous preparation of all parties involved and the excitement of buyers ready to take ownership of their new land.
For the buyers who secured land early in the process, the financial rewards have been remarkable.
From land to home
Settlement is where the next chapter begins. With their titles in hand, owners can now plan their homes. Landowners in any stage can choose a WestQuay house-only build, starting from $430,000.
Over the coming years, as homes go up across these stages, bare streets will fill with driveways, gardens and neighbours.
Where the estate stands
At the time of this settlement, eleven stages have been released at Lancelin South and ten had sold out, with around 1,500 lots sold in total. The approved structure plan allows for 7,000 dwellings across 662 hectares, so there’s plenty of growing still to come. Settlements like this one are how that plan becomes a community.
As new residents turn empty lots into beautiful homes, the estate transforms from a blueprint into a vibrant coastal neighborhood. The long-term plan envisions a self-sustaining regional hub equipped with local shopping precincts, primary and secondary schools, community centers, and expanded public open space designed to preserve the region’s natural coastal environment. Positioned to accommodate long-term population growth along Western Australia’s Indian Ocean Drive, Lancelin South is now steadily transitioning from an ambitious master-planned development into a fully integrated, thriving residential enclave.
